2+ unit complexes wanted, owner financed

I am looking for any sort of small to medium sized apartment complex that the owner would be willing to completely finance. I am willing to pay a premium interest rate for the financing if the property still has positive cash flow. Also, I prefer to negligible down payment. I prefer sizes in the 3-10 range but will defiantly consider properties outside this range.
